It is no wonder with the property market as it is and the economy showing little signs of recovery that people are looking to save money where possible.
Many people, when looking for a solicitor to use for their conveyancing transactions are looking at the costs involved and are perhaps being swayed by the lower cost conveyancing companies dotted around the country. The old adage of "you get what you pay for" is something to bear in mind if you are considering using one of these companies. There are often hidden costs such as acting for a lender, preparing Stamp Duty forms and preparing the Transfer deeds to name but a few. A good solicitor will give you an estimate of their fees which will include all of these matters with no hidden "extras".
When dealing with any company whether it is your bank, your accountant or your solicitor it is frustrating to speak to someone who has no knowledge of your matter other than what they can see on a computer screen and who cannot answer your questions without speaking to their supervisor first! With a good solicitor's practice you will know your solicitors qualification, you will speak to the solicitor acting for you, they will have full knowledge of your files and be happy to answer and advise you on any questions or points you may raise.
With the low fees charged by these conveyancing companies you have to consider how and what corners may be cut. It is being seen in more and more instances, on the occasion of the sale of a property, matters which should have been rectified at the time of purchase. The problems and the costs involved in rectifying them would have fallen to the original seller but are now being incurred by the present owners when they come to sell.
Remember a good solicitors practice will be able to offer a wealth of qualified and experienced staff together with a personal and professional service. Finally a couple of old but perhaps relevant proverbs - Prevention is better than cure and The proof of the pudding is in the eating.
